What is a roof coating?

A roof coating – also known as a liquid membrane or liquid-applied waterproofing – is a cold-applied coating system that is brushed, rolled or sprayed onto an existing roof surface to restore waterproofing and extend the life of the roof without full replacement. Roof coatings are available in a range of formulations including acrylic, polyurethane and bitumen-based products. They are most commonly used on flat or low-pitch roofs – including felt, asphalt, metal and concrete – where the existing substrate is still structurally sound but the weatherproof surface has deteriorated. ACSAP installs liquid membrane and roof coating systems on commercial and industrial properties across the Midlands such as Grove Court Flats.

The lifespan of a roof coating depends on the product specification, the condition of the substrate it is applied to, and the quality of preparation and application. A professionally applied high-performance liquid membrane can extend the life of an existing roof by 10 to 25 years. Budget coatings applied without proper surface preparation will fail much sooner. ACSAP uses quality-assured liquid membrane products such as Enkopur and Belzona. We pride ourselves in the thorough surface preparation carried out before application to ensure the coating bonds correctly and achieves its full intended lifespan. Most liquid systems fail due to improper preparation and application including but not limited to jet washing or fungicidal solution, so you can rest easy knowing we do it by-the-book.

A properly specified and applied roof coating is a genuine medium to long-term solution, not a temporary fix. For an existing roof that is structurally sound but has a deteriorating weatherproof surface, a liquid membrane can restore full waterproofing performance for 10 to 25 years depending on specification. It is not appropriate for roofs with structural defects, saturated insulation or significant substrate damage – in those cases replacement is the correct approach. ACSAP surveys roofs before recommending a coating solution and will always advise honestly if replacement is the better option.

A roof coating is applied over the existing roof surface and may not involve stripping the old covering. It is faster, less disruptive and significantly cheaper than a full re-roofing. A new flat roof may involve stripping the existing covering, inspecting and repairing the deck, and installing a completely new waterproofing system. A new roof will last longer and carries a new system warranty, but costs more and requires more disruption. Roof coating is the right choice when the existing substrate is sound and the roof has a number of useful years remaining. Re-roofing is the right choice when the substrate is damaged or the roof is near or beyond the end of its serviceable life. However Liquid Membranes can be used for a new roof all the same.

Yes. Liquid membrane coatings are suitable for application to profiled metal roofing and cladding systems where the metal is structurally sound but the original coating or lap sealant has deteriorated. This is a cost-effective way to extend the life of an industrial metal roof without the disruption and cost of re-sheeting. Correct surface preparation – including cleaning, de-greasing, treating any rust, and priming – then the reinforcement matting is sandwiched between two layers of Liquid Membrane, which is essential to achieve a lasting bond. ACSAP has experience applying liquid membrane systems to industrial metal roofs across the Midlands.

A flat roof that has isolated areas of minor surface cracking or a dull, oxidised surface with no significant substrate damage is a good candidate for coating. A roof with saturated insulation, delaminating layers, significant ponding across large areas, or structural deck damage requires replacement rather than coating. The only reliable way to assess this is a professional survey. ACSAP carries out flat roof surveys across Warwickshire and the Midlands and provides written recommendations with no obligation. These systems are so effective that similar ones are often found lining swimming pools.
