FAQ's

What types of roof tiles are available in the UK?

The most common types of roof tiles in the UK are concrete interlocking tiles, clay plain tiles, clay interlocking tiles and natural slate. Concrete tiles are the most widely used on modern domestic properties due to their low cost and availability in a range of colours and profiles. Clay tiles are preferred on older properties and in conservation areas for their appearance and longevity. Handmade clay plain tiles are used on listed buildings and heritage properties where traditional materials are required. ACSAP installs all of these tile types across domestic and heritage properties in Warwickshire and the Midlands.

Concrete roof tiles typically last 30 to 50 years. Clay tiles can last 60 to 100 years or more if properly maintained and the underlying structure remains sound. Natural slate can last over 100 years on a well-maintained roof. In practice the lifespan of a tiled roof depends on the quality of the original installation, the condition of the battens and underlay beneath the tiles, the mortar bedding on ridges and verges, and how promptly any storm damage or isolated failures are repaired. A professional roof inspection will identify whether individual tiles, the ridge bedding, or the full roof covering needs attention.

If a small number of tiles have slipped, cracked or broken, localised repairs are usually sufficient. If a roof has widespread tile failure, significant areas of damaged or missing mortar on ridges and verges, deteriorated underlay causing internal water ingress, or badly decayed battens, a full or partial replacement is likely to be more cost-effective in the long run than continued piecemeal repairs. ACSAP surveys roofs across Nuneaton and Warwickshire and provides honest written advice on whether repair or replacement is the right approach for your specific situation.

The ridge is the apex of a pitched roof where the two roof slopes meet. Ridge tiles are bedded and pointed in mortar to seal the junction and prevent water and wind from entering. Over time the mortar dries out, cracks and falls away – particularly on south-facing roofs exposed to repeated thermal cycling. Failed ridge mortar is not necessarily a major leak threat, although loose ones can be particularly dangerous to inhabitants and pedestrians as they may easily slip and fall. Re-bedding and re-pointing ridge tiles is a routine maintenance task that prevents more serious water damage if addressed promptly.

In most cases replacing roof tiles with the same or similar tiles does not require planning permission on a standard residential property. However, if your property is in a conservation area, is a listed building, or the replacement tiles would be a different material or colour to the original, planning permission or listed building consent may be required. It is always worth checking with your local planning authority before proceeding. ACSAP has experience working on properties in conservation areas and can advise on appropriate tile specifications. Saying this, building control as necessary to ensure current standards are being met.

We make every effort to match existing tiles on repairs and extensions. For common modern concrete tile profiles this is usually straightforward. For older clay tiles, handmade tiles or discontinued profiles it can be more challenging – we have established relationships with specialist tile suppliers and salvage yards that allow us to source matching or sympathetically matched tiles in most cases. On listed buildings and heritage properties we source handmade clay tiles to match the original specification where required. ACSAP stores a vast array of reclaimed tiles.
